Scope of works.
The Gillian Court development is a Riverside Group project located in Lewisham, London, on a brownfield site behind an existing block of flats. The project includes the construction of 9 new residential dwellings which include 6 houses and 3 apartments spread across a three-storey building. These new homes aim to provide shared ownership options for first-time buyers, addressing London's housing shortage. In addition to the new homes, the development includes enhancements to 22 existing social housing properties, which received upgrades like new kitchens, front doors, and communal area improvements such as new flooring and landscaping. A communal garden space between the existing and new buildings serves as a shared amenity for both current and new residents, featuring a permeable footpath, play equipment, and a picnic area.
Key features of the development include a focus on environmental sustainability, with permeable paving installed to protect mature trees on the site. Shared pedestrian and vehicular routes have been designed with safety in mind, using contrasting paving to distinguish between functions. The project also benefits from a Greater London Authority grant to support its delivery.
